Bonsai Flats - 3750 S. Federal Blvd

In June of 2021, Sheridan’s City Council approved the rezoning of the Bonsai Nursery property to the Mixed-Use Commercial District (MX-C). Medici Consulting Group (MGC) is in the process of acquiring this 4.77-acre property to redevelop the site into an affordable apartment complex consisting of 149 below market-rate units. The Colorado Housing and Finance Authority (CHFA)  approved MCG’s request for Low-Income Housing Tax Credits (LIHTCs) in November of 2021. Some units are being developed in conjunction with the Sheridan Housing Authority and all will be leased to income-qualified tenants making between 30%-60% of the area median income. Construction is expected to begin in 2022.

River Point at Sheridan Development Projects

River Point continues to see strong development growth with new retail and medical offices currently under construction. At 3535 River Point Pkwy., just south of Andy’s Frozen Custard, Mile High Eye Institute is constructing a two-level eye care and surgery center. To the east of this new facility, VRCC animal hospital is constructing an advanced radiology center with plans for future expansion. At the east side of River Point, Dutch Bros. coffee is in the process of developing a drive-thru coffee shop between Santa Fe and Burlington.

King Street Townhomes - 3851 S. King St.

In August of 2021, Sheridan’s City Council approved a rezoning of the former Sheridan Hills Rooms Boarding House into market-rate apartments and townhomes. The existing structure along King Street will be converted into four apartments and three attached townhomes will be constructed along Milan Avenue where there is currently a grass yard. Construction is expected to begin in 2022.

Proposed Coffee Shop - 4095 S. Federal Blvd.

The City has received an application for a rezoning of the vacant parcel at the northwest corner of Oxford and Federal to develop a drive-thru coffee shop at this location. This location is expected to have both dine-in seating and an outdoor patio as well. A neighborhood meeting was held on November 10th and residents and property owners within 300’ of the site will receive written notice of future public hearings.
